Finding the right art for your space is hard, but hanging art correctly can be even more difficult. In fact, hanging artwork incorrectly at the wrong height is the #1 most common interior design mistake! Read on to find out 3 foolproof tips for hanging art!

Hang single artwork pieces at eye level

I find it’s best to hang single artwork at eye level, and 60 inches from center to the floor is the magic number.

If you’re hanging your art above furniture, it can be 4-6 inches above the piece, and if the art is going above a sofa or console, the piece should be approximately 2/3 width of the furniture. As a general rule of thumb, always consider the scale of your space when hanging art.

I usually prefer to use larger artwork and frames rather than smaller in projects. It’s much more simple to fill in spaces when you have less space to fill!

Treat two pieces as one

When hanging two art pieces, treat them as one and still hang them 60 inches from the floor to the center of the grouping.

This rule also applies to groups of three and four. Make sure they are spaced only a few inches apart, so they look together and not disconnected.

Hang Gallery Walls with cohesive spacing

When designing a grid gallery wall, I use prints and photos with a similar theme and consistent frames. They could be black and white photos, botanicals, sketches, etc.

I go with completely different pieces in mixed frames for an eclectic look. I usually hang large and medium pieces 2-3 inches apart, and smaller pieces 1.5-2.5 inches apart.

Make things easier on your end by tracing the frames on a piece of paper and using painters tape to create a layout on the wall before you have to put holes in the wall.

If we had to limit ourselves to just 3 items to have at a patio, the number one most essential feature of a friendly porch or patio is SEATING. If you don’t have a place to sit and rest, the chances you will want to stay for any prolonged period of time is zero. Using multiple sofas in a block creates the feel of an entire outdoor room and would be a great place to entertain. Even if space is limited, smaller conversation areas with single chairs is still an option!

Shade

In the summer months, even in cooler climates like here in Vancouver, the direct sun of midday can be overwhelming and unpleasant! Therefore, the patio or porch should have some source of shade. Creating a shady spot on your patio can be as easy as installing sun umbrellas or even sun shades. Of course if you want a more permanent solution, a pergola, awning for roof structure is another idea!

Sound

If your home is located in an urban or even suburban area, you may hear a lot of background noise when using your patio. A great way to cancel out the sounds of neighbors and traffic is with a sound feature. Installing outdoor speakers allows you to pipe any sounds or music you want into your backyard. Speakers can be installed into the ground or mounted on your home, fence, or pergola, or they can be even completely disguised!

Pandemic restrictions are now loosened and indoor dining is back! I wanted to write about some restaurants that really wowed me, and I can’t wait to go back to these places next. What are your favourite restaurants here in Vancouver? If you want to hear more about this one, read on!

Le Crocodile Restaurant

This local restaurant is definitely not cheap but is a must go if you enjoy steak and high end food. Their service is impeccable and the staff are all professional and friendly without being in your face. Their food is also phenomenal, and the last time I’ve been they exceeded my expectations, so give them a try!

Blue Water cafe

This striking cafe contains a dining room that provides active views of the “East meets West” kitchen and Raw Bar. The sweeping main bar leads out to the heated patio and the private dining rooms, which hold their deep and diverse wine collection. If you want fresh seafood and a japanese fusion menu, definitely make an effort to try them out.

Lupo

Last but not least, Lupo is a restaurant situated between Yaletown and the heart of Vancouver’s entertainment district, and if you love homemade italian then this is a must stop. They offer modern Italian cooking in a relaxed atmosphere, and the place does not skimp on quality ingredients. Service is stellar and the ambience is so uniquely cute, like a little house.

Best Views at Queen Elizabeth Park

Happy Wednesday everyone! I was at Queen Elizabeth Park recently and thought it would be nice to share my experience. What are your favourite parks in Vancouver? Maybe I’ll pay a visit and write about it next! If you want to hear more about this one, read on!

Quarry Gardens

This beautiful garden is just west of the Bloedel Conservatory, and it is gorgeous when you see it from the railing! It’s home to specimen trees, shrubs, perennials, bulbs, and so much more. There’s even a stream and cascading waterfall in the gardens to add to its beauty. I would highly recommend taking a look over the railing and then strolling through, you won’t regret it!

Arboretum

Did you know that Queen Elizabeth Park was Canada’s first civic arboretum? I didn’t know either until I read up on it! The first plantings were done all the way back in 1949 on the north slopes. First, larger trees such as ponderosa pines, subalpine spruce, and douglas firs were planted, and the most special of all is the coast redwood, which could grow to be one of the tallest trees in the world. It’s along the north and northwest end of the park, so take a visit next time!

Bloedel Conservatory

Last but not least, I headed into the conservatory to take a look at the tropical trees, flowers, and birds. Due to COVID, you do have to purchase tickets online and wait for your time slot, which is a full 45 minutes inside the dome. The staff usher you in and then you are free to explore during your visit. It is totally worth it and the views were a sight to see!

Incoming Change in Vancouver Vacancy Tax

Home speculators beware! As proposed back in November 2020, Vancouver plans on tripling the vacant home tax this year. The council voted to increase the tax to 3% of the assessed value for 2021. The tax, which places a penalty on underused homes, was put in place to help encourage more efficient use. If you want to know how this will affect you, read on!

Impact.

The City’s vacant home tax appears to be making a big impact, with the total number of units falling. In 2017, the first year the City had a vacancy tax, there were 2,538 homes found vacant without exception. By 2018, that number fell to 1,989, and finally down to 1,893 in 2019. When including the number of exempted homes that transitioned to tenanted use, this added over a year of housing supply. Although the low rate of, or negative, price appreciation also tends to contribute to more efficient use as well.

Why is it Tripling?

The tripling of the tax might seem like Vancouver’s politicians just have big hearts, but it may be the City getting ahead of bigger problems. The pandemic’s acceleration of work from home (WFH) and shuttering of local shops has lessened the importance of expensive urban hubs. So far this has been a big gain for the suburbs, and more affordable cities. Without more incentives, such as more affordable housing, the long-term viability may be impacted. No one wants to live in a City with expensive and hard to find housing, to be next to Starbucks, when they’re paid the same to work anywhere now.

What it means for you.

If you don’t have any vacant properties, this increase will only benefit you as the city will have more funds for city projects. However, if you have empty investment properties, this is a reminder to consider your options. Before Selling your Home: DIY Repairs in the Bathroom

If you want to add maximum value to your sale with some quick and easy DIY’s then a great place to start is the bathroom! If you’re looking to sell your home and want to make some bathroom updates then keep on reading!

GROUT CLEANING

When looking at your bathroom does the grout in the shower and on the flooring appear dark and dirty? If this is the case a great DIY grout cleaning will do the trick for those sad looking tiles. Follow this easy recipe: half a cup of baking soda, a quarter cup of hydrogen peroxide, and one teaspoon of dish soap. Mix the ingredients together until you have a paste. Take an old tooth brush and squish it into the paste and onto the grout. Wait about ten minutes for the paste to settle then wipe it clean!

RE-CAULKING

The shower and bathtub are areas where caulking can appear moldy despite your best efforts to keep it clean. Caulking is installed where tiling meets countertops and around the tub or shower. Often times caulking is initially installed and isn’t replaced. Ensure that when you remove and replace moldy caulking with water-resistant caulking. Apply the caulking with smooth and even pressure with a damp finger or a small sponge. Let it dry completely before starting up your bath or shower!

FRESH PAINT

If your walls are scuffed and dirty giving them a fresh coat of paint will completely alter the appearance of your bathroom! If you want to get top dollar for your home, remember you are painting for buyers and not for yourself. Choose a soft neutral colour so that a buyer can picture themselves in the space. The only exception to neutral colors is to highlight an accent wall. Add a patterned wallpaper to a small powder room as long as the rest of the bathroom is kept a neutral colour!

New “SuperDogs” Inspired Dog Park

The City of Vancouver is proposing an upgrade to the existing off-leash dog area in Coopers' Park, located adjacent to the Cambie Street Bridge. The proposed dog park will consist of many new features such as tunnels, ramps, boulders, logs, climbing blocks and agility poles. Resembling a doggie theme park the new dog area will also include water and agility features, a designated digging area, and a separate section for shy unsocial pups.

The Vancouver Park Board has raised several issues with the existing off-leash dog park. The wide-open area lacks fencing, good lighting and covered areas. Not to mention the pre-existing lawn has been torn apart by rambunctious dogs.

The upgraded dog park will include synthetic turf specifically designed for dogs. A secure fence will surround the park and there will be a separate area for the pups to do their business. The new design incorporates several designated play zones and seating areas.

Other improvements coming to the park include a playground, fitness area, and a controversial $645,000 public toilet. The public washroom is set to include an exterior hand washing station and a drinking fountain, installation is planned for Fall 2021.

The Park Board collected feedback from an online survey for the new dog park which will lead to design revisions Summer 2021. Construction in Coopers' park will commence as early as Winter 2021!

3 Steps: Living Room Cleaning Routine

The more time you spend in a space the dirtier it gets! This is especially true for the most loved room in the house – the living room! Think of how much time is spent in your family room or living room and all the surfaces that are touched several times a day by multiple people. Not only does this room need a deep spring clean but it needs to be cleaned on the regular! If you want a quick and easy 3 step routine to tackle that living room mess, then keep on reading!

WIPE ALL SURFACES

First and foremost, grab an all-purpose cleaner and cloth then spray and wipe all surfaces! Focus on the things you may usually over look such as the door handles and the areas around them too. When you come across a light switch spray your rag and give it a good scrub. Make note of any area that may need a deeper clean for the following steps. The initial clean can be quick so don’t be surprised if you’re moving through the space quickly!

DEEP CLEAN

Some of your surfaces or areas in your living room may need a bit more attention. For tough stains or built on grime use something a little more tough such as a magic eraser or a scrubbing sponge, anything abrasive. Go back through the space and to the spots you noted in the first step and scrub away any stubborn dirt that wouldn’t wipe away. This step will take a bit more time and muscle power!

DISINFECT

There is a difference between cleaning and disinfecting! If you used an anti-bacterial cleaner in your first step you still want to go through your space with a disinfectant. Take your wipes or disinfecting spray and give all the surfaces you wiped down in the first step another wipe. Make sure to read the instructions on your particular disinfectant to see on which surfaces and material it is best suited for. Feel free to expand this assignment to the other areas of your home that get touched often!

When it comes to the fridge or freezer you want to organize your food by zones, and keep these zones labelled! But there is nothing like a lockdown to get you really questioning the organization of your nonperishable goods. We have gathered three key steps to aid in overcoming that pantry clutter. If you are looking on tips to revamp and reorganize that daunting pantry, then keep on reading!

STEP ONE: CLEAN-OUT UNNECESSARY ITEMS

If you have been avoiding cleaning out your pantry for some time now then chances are there are many items you no longer need or have even expired. Think of what you use most in the kitchen and separate your pantry items according to staples you often cook with and things you no longer reach for. Anything that is unopened can be donated. Anything that has an overdue expiry date or any dinged up/rusted cans can be recycled. Once you have downsized your pantry items the fun part begins!
